Standard Terms & Conditions

· If you cancel your secure booking, the deposit is not refundable unless the property is re-booked for the entire period. If the property is re-booked, a cancellation fee of $50.00 will be charged. Once you have taken occupancy the total tariff is not refundable if you cancel any part of your booking.

· All properties are individually owned therefore transfers between properties are not possible. If you cancel a secure booking in order to book another property clause 3 will apply. 

· A booking is taken in good faith by Property Management Southcoast, however it may be subject to change or cancellation by the owner of the property prior to the commencement of the booking.  We cannot accept responsibility for actions taken by the owner of the property outside of our control. Every reasonable endeavour will be made to offer alternative accommodation should this situation arise.

· Check in is strictly after 3.00pm. No keys are permitted to be collected prior to this time unless by prior arrangement..

· Check out is strictly by 10.00am and keys must be returned to our office immediately after.

· We can make special arrangements for after hour’s arrival if we have received reasonable notice.

· Keys must be returned to 6 Howes Close, Ulladulla. There is an after hours box available.

· Lost keys are to be reported to our office immediately. A charge of $5.00 per key plus a surcharge of $20.00 will apply if we are required to supply you with spare keys.

· The premises are let for holiday purposes only, for the period stated on the receipt.

· The persons described as the guests at the time of booking must be the persons who check into the property.

· The number of guests must not exceed the number of beds stated on the description of the property. 

· The guest is responsible for any damage, breakages or loss incurred during the term of the occupancy.

· Cleaning, maintenance or electrical/appliance problems must be reported to our office as soon as possible and we will endeavor to address the problem.

· In NSW school holidays bookings are only available in 7 night blocks from Saturday to Saturday.  The remainder of the year is flexible but and allows a minimum of two nights stay in most properties.

· All bed linen is provided unless stated otherwise.  All bathroom and table linen must be provided by the guests.

· Pets are not permitted at any of our properties.

· All Properties are non-smoking.  If you are a smoker it would be greatly appreciated if you would smoke outside and dispose of the butts into the rubbish bins provided.

· Telephone access is only available if stated in the inclusions of individual properties.

· Air-conditioning and/or heating is only available if stated in the inclusions of individual properties.

· Strata title by-laws and regulations of home units must be complied with.

· Premises must be kept clean at all times.

· Excess garbage must be taken to the Ulladulla transfer station, Slaughterhouse Road, Ulladulla.

· Some properties situated in outlying areas are on septic system. Blockages are the responsibility of the guests while at the property.  (refer Shoalhaven City Council information of your Septic System brochure)

· No person on the property shall be guilty of conduct that is a nuisance to or interrupts the quiet enjoyment of adjoining or neighbouring occupiers.

· Excess noise is not permitted after 10.00pm. All noise is to cease by 12 midnight.

· In the event of a property being offered for sale, the occupier agrees to allow the   owner or his agent to inspect the property with prospective purchasers during reasonable hours by appointment.

· Every precaution has been taken to establish the accuracy of the information given to you about a property when you make a booking, but does not constitute any representation by the owner or agent. Descriptions are open to personal interpretation and all properties are furnished and equipped individually and personally.

· No responsibility is taken for guest’s personal items or valuables left on the property. If the owner of goods cannot be identified and they are unclaimed after 28 days, they will be disposed of.

Property Management Southcoast reserves the right to notify suitable authorities

 in the event of a serious breach of these conditions.

When you secure your holiday booking you acknowledge that you have read

and agree to these terms & conditions

 

· A booking is not secure until a deposit is paid. The booking deposit is 50% of the total tariff which must be paid within 7 days of making the booking.  The booking is incomplete until the deposit has been receipted.

· A security deposit of $300.00 will be held in trust until you vacate the premises and a final inspection is conducted.  If we are satisfied that the premises have been left in good order and nothing appears to be missing this deposit will be refunded to you by way of EFT transfer within two (2) working days of departure.

· Payment must be made in full 28 days prior to arrival.  Personal Cheques NOT accepted.
